There are more than 20 active adult communities within a short drive of Princeton, spread across Lawrence, Hopewell, West Windsor, Plainsboro, and South Brunswick. They range from condo buildings to single-family homes with a clubhouse and pool. Some names buyers often ask about:

  1. Princeton Windrows, in Princeton.

  2. Ventana at Lawrenceville and Traditions at Federal Point, in Lawrence Township.

  3. Four Seasons at Brandon Farms and Wellington Manor, in the Pennington area of Hopewell Township.

  4. Village Grande at Bear Creek and Regency at West Windsor, in West Windsor.

  5. Cranbury Brook, in Plainsboro.

  6. Four Seasons at South Brunswick, in Dayton.

The bigger question is which one fits. A few things to compare:

  1. Monthly HOA fees and what they cover, like snow removal, lawn care, exterior maintenance, or the clubhouse.

  2. Single-floor living. Some homes have a first-floor primary bedroom with more space upstairs; others are truly one level.

  3. Age rules. Many communities require at least one resident to be 55 or older, and some have rules about younger residents.

  4. Resale history. How quickly homes in the community have sold tells you a lot.

  5. Distance to doctors, family, and the places you go every week.

Visiting on a weekday and on a weekend, and talking to a resident or two, tells you more than any brochure will.
