Ask about monthly fees, what they cover, the age rules, and how the community is run, because two 55+ communities five minutes apart can feel completely different once you live there.

Robbinsville itself has a small number of age-restricted options, and many buyers also look at nearby communities in Hamilton, East Windsor, Plainsboro and West Windsor. When you tour, bring a list. Here's what to ask:

  1. What does the HOA fee cover? Lawn care, snow removal, trash, clubhouse, pool, exterior maintenance? Ask for the current budget and whether any fee increases are planned.

  2. How healthy are the reserves? A community with low reserves may need a special assessment when roofs, roads or the clubhouse need work. Ask if any assessments have been charged recently.

  3. How do the age rules work? Under the federal Housing for Older Persons Act, at least 80% of occupied homes in a 55+ community must have at least one resident 55 or older. Ask the community's own rules on younger spouses, adult children living with you, and visiting grandkids.

  4. Can you rent the home out? Some communities restrict rentals, which matters if your plans change.

  5. Is there a first floor primary suite? Many buyers want one-floor living now and later. Check stairs, entry steps and bathroom layout.

  6. What's the social calendar really like? Visit the clubhouse on a weekday. Talk to a resident or two if you can.

  7. How close are the things you use most? Think doctors, grocery stores, Route 130 and I-195 access, and how far you'll be from family.
